THE SITE

The site extends to approximately 6.1 hectares and is partially adjacent to the settlement boundary of the village of Martley. It currently comprises arable land which is used for agricultural purposes.
The site is sustainably located, with facilities including a post office, local store, medical facility and a vehicle garage within walking distance. Other nearby facilities include the Sport Martley Leisure Centre, The Chantry School (Secondary School) and Martley C of E Primary School.

Public transport is also accessible, with the closest bus stop being located within a 5-minute walk from the site. Several bus routes can be accessed from this stop, providing connections to, and from, Worcester at different times throughout the day. A public right of way runs south to north through the site area providing connections to the existing footpath network and the countryside.

THE PROPOSED DEVELOPMENT

The plans for the site are still evolving, however the initial proposals have considered the preliminary technical work which has informed our understanding of the site and the surrounding context.

It is proposed that the development will deliver up to 80 new dwellings, providing a policy compliant mix of affordable and market housing. Additionally, the development will make provision for a minimum of 40% Green Infrastructure (a network of multi-functional green space) onsite and biodiversity enhancements.

The proposals incorporate enhanced landscaping and a habitat pond. New allotments will be delivered onsite to help alleviate the identified shortfall within the locality. Community seating areas and play facilities for children of different ages will provide opportunities for recreation and social activities.

The Masterplan shown below presents an indicative layout for the scheme: â€‹â€‹

NEXT STEPS

The vision for the site is still evolving. Wain Estates would like to hear from local residents regarding the types of facilities and amenities that you consider would benefit the local community. The ‘Have your Say’ page provides you with the opportunity to make comments and suggestions. The responses will be used to inform the vision and future plans for the site.
